Rustic and cosy holiday apartments on a complex of three apartments, in the middle of an olive grove with a swimming pool and a great view




The property comprising the three apartments is on a 44-hectare, cultivated olive grove with 700 trees, to the south of Perugia. The last five kilometres to your destination are along a gravel road. The nearest neighbour is more than a kilometre away. Due to the location of the olive grove at about 500 metres above sea level, it affords a great view over the Tiber valley as far as Assisi and the high Apennine mountains.

The main house, where the owner lives with his wife, dog and cat, contains the holiday apartment no. 1007850, which has a separate entrance. The two apartments nos. 478536 and 478543 are both in a house about 60 metres away towards the valley. Each apartment has a well-equipped kitchen, a bathroom with a shower, and beds for two or four people. All the rooms have under-floor heating. A TV and a stereo system provide entertainment, along with free wireless Internet access, which is also available outdoors. A washing machine and a freezer are available to all guests free of charge in a shared cellar.

Outside each apartment has its own terrace. You can enjoy spending time in the garden with a grill area with deckchairs, hammocks and dining spaces. The centrepiece is without a doubt the shared swimming pool. A table tennis table is provided and there is a lawn for a range of outdoor activities. The site is only partially enclosed. A section of about three hectares is fenced, the remaining 41 hectares are open olive grove and forest. There are plenty of parking spaces available, with at least three per apartment.

The apartments are run ecologically. Solar modules, fireplace stoves and the gas heating ensure hot water supplies and also fire the under-floor heating. The fireplaces and fireplace stoves in all three apartments are fired with free firewood. The fireplaces have closable glass doors, making them into fireplace stoves. A cot or children’s bed and a supplementary bed of 90 x 190cm, especially suitable for a child, are available on request, free of charge. You can hire bicycles at no supplementary charge, but these should be booked in advance.

The nearest supermarket is about 7km away in Spina. It is 5km to Mercatello with a very small grocery shop. Many tranquil hiking and cycling trails start behind the house. Maps and route descriptions are available free of charge. Owing to the central location in Umbria, you can go on day trips to the towns of Perugia, Assisi, Bevagna, Montefalco, Gubbio, Spoleto, Orvieto and Todi. Lago Trasimeno, a lake, is about a 40-minute drive away. You can go on day trips to Rome and Florence. You can go to the Chiusi train station by car and then take the train directly to the relevant town centre. The climate and weather are pleasant throughout the year. The winter is not very cold and frost and snow are rare. There is often a strong wind, but rain rarely lasts log. The spring begins at the beginning of March, immersing the landscape in a lush green. In May the gorse starts blossoming and the hills turn yellow. July and August are the hottest months, so hiking and cycling are only recommended in the early mornings or in the evenings. The autumn with its mild temperatures is very pleasant, before the olive harvest starts in November.

The studio provides plenty of space for a maximum of four people and is barrier-free, as a special feature. The apartment has a living and sleeping room with a double bed (160 x 195cm) and two unfolding single armchair beds (each 85 x 190cm).

    “Das Häuschen liegt malerisch in den Olivenbergen von Umbrien! Die Anfahrt ist etwas kompliziert, aber wenn man einmal den Weg gefunden hat, ist es kein Problem. Allerdings waren wir froh, dass wir Allrad hatten, denn die Strecke ist stellenweise steil und hügelig! Belohnt wird man dann aber mit einem wunderschönen Haus mit einer tollen, modernen Einrichtung und einer herrlichen Panoramaaussicht. Der Knaller ist definitiv der tolle Pool, die freistehende Badewanne im Garten und überhaupt der tolle Garten mit Hängematten und Grillplatz. Der Empfang der Vermieter war sehr herzlich und wir wurden direkt rumgeführt und durften uns auch am eigens angepflanzten Kräuterbeet bedienen, sehr toll! Die Unterkunft ist inklusive Frühstück, welches aber einem kleinen italienischem entspricht (Marmelade, Kekse, Espresso) und nicht einem üppigen Frühstück, wie man das vielleicht von Zuhause kennt! Tolle Unterkunft auch für Familien, da das Haus auch noch ein größeres Apartment bietet und Kinder viel Platz zum rumtoben haben.”

    “Locatie is mooi, huisje is goed uitgerust, enige punt is de wifi verbinding waarvoor steeds naar buiten gelopen moet worden. De mooie ligging betekent ook dat het vrij afgelegen ligt en dat voor het bereiken van de normale verkeersweg eerst 15 min over dirt road gereden moet worden. De dichtst bijzijnde kleine supermarkt vergt daarna nog 10 minuten.”

    “De locatie is gewldig zeker waneer je even tot rust wil komen .
    En rest wel een maar de weg er naar toe is een leuke uitdaging de pad is 4 km lang (grind) waarvan de laatse km een pittige klim naar het huisje toe maar dan krijg je wel iets moois te zien .tevens is de uitbater gerard een man die alles voor je doet wat je vraagt het is zeker een aanrader als je van natuur en rust houd tevens had je ook goede wifi en het huisje was compleet uitgerust”

    “Eine empfehlenswerte Unterkunft! Positiv: Die nette und umsichtige Betreuung durch den Host Gerhard, die liebevoll eingerichtete Wohnung, den bei der Hitze perfekten Pool mit der wunderbaren Aussicht, die freundliche Hündin Maggie und den verspielten Kater Tom... Negativ: Die tolle Lage mitten auf dem Berg mit toller Aussicht hat natürlich zur Folge, dass es zum Einkaufen, zu den nächsten Ausflugszielen etc. nicht gerade um die Ecke ist.”
